Mission Elite Sod & Turf provides professional winter rye overseeding in Mission, TX for residential and commercial properties across the Upper Rio Grande Valley. Winter rye overseeding is how Valley properties stay green from November through March while dormant Bermuda goes straw-coloured, and it is the reason HOA entries, hotels and Winter Texan communities around Mission book us every October. We seed annual or perennial ryegrass into existing warm-season turf, and the lawn is green within a couple of weeks. Whether it is worth doing depends honestly on the property. If you have St. Augustine, you probably do not need it — St. Augustine holds reasonable colour through a mild Valley winter and overseeding it is more likely to smother it than improve it. If you have Bermuda, which goes fully dormant and brown after the first real cold snap, overseeding is the only way to have a green lawn in January. Commercial properties, subdivision entries, rental homes and anybody hosting family for the season are the usual customers, along with owners who simply cannot stand looking at a brown yard for four months. The choice between annual and perennial ryegrass is a budget and quality decision. Annual ryegrass is cheaper, coarser, lighter green and dies off decisively in spring, which is actually convenient. Perennial ryegrass is finer, darker and denser, looks genuinely good, and hangs on longer into the warm season, which is where the trouble starts. Timing is everything. Seed goes down when soil temperatures have cooled enough for ryegrass to germinate but while there is still enough warmth for it to establish before winter, which in this part of the Valley generally lands in October. Too early and the Bermuda outcompetes it and you have wasted the seed. Too late and it never fills in. We scalp the existing turf low, remove clippings so the seed can reach soil, apply at a considered rate rather than the more-is-better approach that produces a mat too thick for either grass, and then water lightly and frequently until germination. The part nobody talks about at sale time is spring transition. Ryegrass competes with your Bermuda exactly when the Bermuda is trying to wake up, so a heavy overseed left too long will genuinely weaken the permanent lawn. We manage the transition deliberately: raise the mow height, cut back irrigation and nitrogen as temperatures climb, and where necessary use a chemical transition aid so the ryegrass exits on schedule rather than fighting through May. Done properly, overseeding costs you a green winter and nothing else. Done carelessly, it costs you next summer's Bermuda. We also handle the whole seasonal program — scalping, seeding, winter mowing at ryegrass height, and the spring transition — on annual contracts for HOAs and commercial sites.

Materials, equipment and how we do winter rye overseeding
The difference between winter rye overseeding that lasts and winter rye overseeding that gets redone in three years is almost always preparation and materials, not the finish you see on day one. We work with Raleigh St. Augustine sod, Palmetto St. Augustine, Floratam, TifTuf Bermuda, spec them to the job instead of to the invoice, and write the material grades into the free estimate so you know exactly what you are buying.
Every Mission job runs the same way: site walk and measurements, written scope and fixed price, protection of the surrounding area, then the work itself with a daily clean-up. 15+ years of sod installation work in the Upper Rio Grande Valley means we have already met whatever your property is going to throw at us — awkward access, older construction, an HOA with opinions.
